The starting point
The two apartments sold their first night with us in January 2019. They are in the same building and we leased them together. Their first full year was 2020, a year of lockdowns: around 200 nights sold across the two, at nearly €95 a night on average.
This case answers a question that comes up in first calls: what happens to a property once the start-up phase is over?
What we did
We put the two apartments online on booking platforms, with synchronised calendars to avoid double bookings. Prices are reviewed every day, according to the pace of bookings, events in the region and comparable rentals. Cleaning and service fees are set separately, based on the owner’s actual costs.
It is the same method for all our rentals. What changes from one rental to another is the history built up, and therefore the precision of the fine-tuning.
The result
Over the last twelve months, from August 2025 to July 2026, the two apartments sold around 260 nights, a third more than in 2020, at nearly €130 a night on average. What guests pay went from nearly €19,000 to nearly €34,000 over the year. Stays remain short: 2.4 nights on average, compared with 2.3.
Not all of the increase comes from us: 2020 was a year of lockdowns, so a low baseline, and holiday rental prices have risen everywhere since. Each property has its ceiling, set by its location, its comfort and demand. This case shows what several years of continuous fine-tuning can achieve, not a promised result.
