Frequently asked questions.

Questions from owners and travellers.

My stay

How do I access My stay?
With your booking number and your arrival and departure dates. The number is the one on your confirmation, whether you booked on our site or on a platform. There is no account to create. After a booking on our site, the link is also in the confirmation email.
Why register each traveller?
We keep a traveller register for each stay, a legal obligation in Belgium. Each traveller has their own form; for an accompanied minor, the surname and first name are enough. Until the registration is certified, the arrival instructions and the codes stay hidden, even on the day of arrival.
Can I get an invoice?
Yes. In My stay, enter your billing details, then request the invoice. The name is prefilled with that of the registered traveller; you can change it if the invoice must bear another name.

Owners

My property is already on Airbnb. Do I have to start again from scratch?
Not necessarily. We discuss it before we start: two live listings for the same property means a risk of double bookings. Your review history is discussed case by case, at the visit.
I already rent it out myself fifteen weeks a year. What do I gain?
Two measurable things and a third that is not. The weeks you do not sell today, because they require a daily online presence. The price of the weeks you sell too cheaply. And time, which is the real reason owners call us.
What if I want to use my property in August?
You block your dates from your owner area. We market what is left. We only ask you to do so before bookings are taken, not to justify why.
Are there any fees on top of the 18%?
No. Our only remuneration is 18% of the price paid by the guest, VAT included. No entry, administration, photo or exit fees, no subscription. If your property does not get rented, you pay nothing. VAT and booking fees come off before your rent, shown clearly on the statement for each stay.
How long before my property is online?
Two to three weeks after we reach an agreement. Your property is then listed on Airbnb, Booking.com, Expedia, Abritel and on our own website. After that, you receive rent every month, on a fixed date.
My property is not in your areas. Can you take it on?
No. We only operate in the Upper Meuse, Lesse and Famenne, in the Aravis range and on the Cannes Riviera, and we prefer to tell you straight away. Leave us your details in the estimate form: we will write to you if we open near you.

Booking and staying

What is the difference between the flexible price and the non-refundable price?
The flexible price can be cancelled free of charge up to 24 hours before check-in time, and you pay nothing before then: it is charged 2 days before free cancellation ends, at 8 am. Without payment when free cancellation ends, the booking is cancelled free of charge. The non-refundable price is 10% cheaper, charged when you book, and the nights are not refunded.
When is my card charged?
With the flexible price, nothing is charged when you book: the card is saved with Stripe and the stay is charged 2 days before free cancellation ends, at 8 am (3 days before arrival). With the non-refundable price, when you book.
Is there a deposit?
Nothing is held on your card. If damage is found, we let you know, and the amount may be charged within 7 days of departure.
What happens if the payment fails?
We let you know by email, with a link to change your card. We try again at 11 am and then at 2 pm; after that, we contact you.
Where do I find the access codes?
In My stay, once the travellers are registered and the stay is paid.
Is cleaning included in the price?
Yes, in the total. The summary breaks down the price of the nights, then the rental’s fees: cleaning, linen, electricity, and the local tourist tax where it applies: Esc’Appart collects it and pays it to the municipality.
How do promotions work?
Only one promotion applies at a time: the one that is best for you. It applies to the nights, never to the fees, and is valid for the flexible price as well as the non-refundable one. Some offers are reserved for holders of a code, to be entered on the summary.
