A ballpark figure based on 10 nights, calculated solely from the price entered and reference rates: French VAT of 10%, platform and transaction fees of 1.5%, OTA commission of 15%, Esc’Appart 20%. Cleaning and linen, if you wish
You keep your cleaner, or we take care of it: cleaning between each stay, sheets and towels provided. Your choice, property by property.

A call, your dates, your questions, and an honest opinion. If your property does not seem right for us, we tell you straight away.

We confirm the estimate
After the visit, the estimate is confirmed in writing, with the simulated statement for a typical week. You keep it, whether you sign or not.
Then online within two to three weeks, listed on Airbnb, Booking.com, Expedia, Abritel and our website, and your share paid every month, on a fixed date.

The questions that hold you back
Five answers before you call.
Can I still use my property?
Yes, with no quota. You block your dates from your owner area, whenever you decide. The only limit: a date already booked by a guest can no longer be blocked, as the stay has been sold and paid for.
Why is it you who invoices the guest, and not me?
Because we are the ones who market your property. We sell the stay in our name, we invoice the guest and collect payment, and we pay you your share. You issue no invoices, you chase nobody, you handle neither deposits nor disputes.
How much will I receive, exactly?
We take 20% of the price paid by the guest, VAT included. VAT and platform and transaction fees come off before the split and appear clearly on each statement. On OTAs (Booking, Airbnb…), the price is increased by their commission: the guest pays it.
How long do I commit for, and how do I leave?
Twelve months, then three months’ notice at the end of the term. No exit fees. Stays already sold are honoured, then your calendar comes back to you free. Your property never stopped being yours.
And if a guest breaks something?
You find damage when the guests leave, you send it to us with photos. We document it and handle the process, with the guest, the deposit and the platform. You follow the progress in your owner area. We are not an insurer: your property insurance remains your responsibility, and it must cover short-term letting.
