Since 2019: as many nights sold, each night paid twice as much.
A property in the Meuse valley, operated by Esc'Appart without interruption since late 2019. Its first full year and its last twelve months, in four figures.

First year and last twelve months
- 180 → 180nights sold, give or take a few: as many as at the start
- €80 → €160average price per night, fees included
- €14,000 → €29,000paid by guests over the year
- 2.4 → 1.6nights per stay, on average
The starting point
The property sold its first night with us in December 2019. Its first full year was 2020, a year of lockdowns: around 180 nights sold, at nearly €80 a night on average.
A single property, not a portfolio. What makes this case useful is the length of time: the same owner since late 2019, without interruption.
What we did
We sell the property on booking platforms, with a synchronised calendar to avoid double bookings. At first, prices followed seasonal grids. They are now reviewed every day, according to the pace of bookings, events in the region and comparable rentals.
Cleaning and service fees are set separately, based on the owner’s actual costs. The owner follows each stay in their owner area, without having to ask.
The result
Over the last twelve months, from August 2025 to July 2026: around 180 nights sold, as many as in the first year, at around €160 a night. What guests pay has therefore doubled, from nearly €14,000 to nearly €29,000 over the year.
Stays are shorter, 1.6 nights on average compared with 2.4: more stays, for the same number of nights. Not all of the increase comes from us: holiday rental prices have risen everywhere since 2020. Each property has its ceiling, set by its location, its comfort and demand. This case shows what six years of continuous fine-tuning can achieve, not a promised result.
